Proposed development

Demolition of the existing building on site, and redevelopment to deliver two interlinked buildings of up to 7 storeys above ground and basement level, to deliver ground floor Class E uses, and Class C3 residential units at upper levels (including affordable homes), with associated servicing and ancillary floorspace. (Site includes 114–150 Queensway and 97–113 Inverness Terrace).




Description of
site activities

Works are planned to be carried out in one continuous phase commencing in spring 2026, completing late 2028, and it is anticipated that the enabling, and construction works will take approximately 32 months.

The works will start with site establishment and any necessary surveys and investigations, followed by the enabling works including asbestos clearance, deconstruction and storage of Lady Samuel Garden area, and re-routing of site services before the demolition works commence.

The works are planned to start from north of the site working towards the south, commencing with removal of existing buildings and basement, followed by piling, excavation of new basement, installation of foundations and concrete frame to ground floor across all buildings. A section of new buildings sit outside the basement footprint and these foundations will be constructed independent of the basement.

The concrete frames will start with cores and superstructure works for Building B1 at the north end first, followed by sequential construction of A2 and A1 residential buildings. Once the concrete frame to Block B1 has been completed up to level four, pre fit out works will commence.

Façade works will follow behind the frame and fit out will start once a watertight environment has been maintained for each floor level.

Progressive commissioning will be carried out as areas are completed, starting with basement and ground floor plant rooms followed by services distribution pipework and cabling.

Apartments will be commissioned on a floor by floor basis with the final testing and commissioning concluded with the whole building life safety testing.

Environmental monitoring

We understand that the Project sits within a sensitive area and we will ensure that the construction works will be conducted with minimal disruption to the day-to-day activities of those within the neighbourhood. To help with this, a robust environmental monitoring regime will be established before works commence to ensure that the impacts of the project can be measured and controlled. The real-time dust, noise and vibration monitoring will operate continually throughout all phases of the development thereby enabling us to regulate any effective disturbance being caused.

Considerate Constructors

The site will be registered with the ‘Considerate Constructors Scheme’. This is a national initiative, set up by the construction industry, and will be monitored against a Code of Considerate Practice, designed to encourage best practice beyond statutory requirements.

The principal areas of concern fall into three main categories: the workforce and the general public.

It is expected that registered construction sites work in an environmentally conscious, sustainable manner.
